
Search “new homes in Katy” and most of what comes back starts well into the mid-$300s or higher, closer to the Grand Parkway. Sofi Lakes was planned as the exception: new homes from the $300s on the Waller County side, where land and taxes cost less.
The attainable end of the community comes mostly from Coventry Homes, Lennar, and Imagination Homes — real three- and four-bedroom plans, not compromises. A home at this price shares the same lakes, trails, and Royal ISD schools as the 4,000-square-foot Westin down the street.
That is the point of a multi-builder community. You are not buying a lesser neighborhood. You are buying a different house inside the same one.
